The Matter of Contingencies In Your Pensacola Real Estate Contract

The contingencies in your Pensacola real estate contract refer to the conditions that must be met before the closing process can start. These conditions can include inspections, insurance, and financing matters, among others.  Keep in mind that contingencies are important for home buyers because these provide an out in case the deal doesn’t push through as planned.

The Workings Behind Contingencies

You, the buyer, and the seller will likely both ask for a number of contingencies to be included in the written purchase contract. This is understandable considering that both parties want to cover their backs in case the deal falls through.  You can also use a standard contract used by your realtors since most of the contingencies are already covered in it.

Keep in mind, too, that the inclusion of the contingencies should be made regardless of the location of the real property.  You may have, however, unique contingencies for a Pace Florida real estate property as against a Navarre FL real estate transaction. This can be attributed to the unique market conditions in each place even when both are in the same state.

One of the most notable inclusions is the time period allowed between the contract signing and the deal closing, known as escrow in many states. During the escrow period, you and the seller should work toward the compliance of the agreed contingencies. These can include scheduling inspections, securing loans, and getting documents, to name a few.

What happens when one of you fail to deliver on an agreed contingency? You have two options – renegotiate or call off the transaction. You have to carefully consider the pros and cons of each option especially when there’s so much money at stake.

The Types of Contingencies

There can be as little or as many contingencies as you want on your real estate contract. You and the seller have to agree on these contingencies for the transaction to move forward further.  The common contingencies include:

·         Buyer’s inspection contingency. You want to be satisfied with the home inspection’s results before closing the deal.
·         Financing contingency. You have to prove to the seller your ability to actually get a loan for financing the property purchase. Before the Great Recession, a pre-qualification letter from a lender was sufficient for the seller to close the deal. But times have changed and a financing contingency is considered a must on the contract.
·         Insurance contingency. You want to ensure that, indeed, the house can be insured. You may just find that it cannot be insured because of various issues, such as the presence of toxic mold and the high risk of natural disasters.

You can also add unique contingencies of your own. You may, for example, add that the purchase of the home will only push through when you have sold your old home. Regardless of the contingencies included in your contract, you have to carefully consider the impact of each one on the deal.

On the other hand, if you are leaning towards Pace Florida Real Estate a place known for its deep and rich cultural heritage, your real estate agent should also be able to show you the best properties available based on your requirements

Pick an agent with local knowledge in the residential properties here. Choose one with extensive experience in helping homebuyers find the property of their dreams. In addition, see to it that he has a real estate broker’s license, a CDPE designation and is an expert in helping people choose the right type of home for their needs.

Whether you are interested in Navarre, Pace or Cantonment Real Estate, the basic guidelines remain the same. You first have to decide which location you want to move into. Perhaps you’re moving to a new area because of a new job or you just want a change of scenery. Perhaps you’re getting married. No matter your reason, the first thing to do is pick a location and then set a budget. Then list down the things that you believe is important for you and your family. And lastly, find a good agent whom you can count on to help you find your dream home. This person should have extensive knowledge of the communities in the area you are interested in, and should be able to show you several properties that meet your requirements.

Once you’re ready to buy, make sure to read the contract before you sign on the dotted line. Remember that buying a home in Navarre is not just about paying the contract price. There are other costs like taxes, lawyer’s fees, etc. And perhaps you’ll also be spending money on renovations or new furniture. These things must be taken into consideration prior to making a decision.

The Scott Gregory Team Reveals Navarre Beach Real Estate Boom

The Scott Gregory Team, which specializes in helping people buy and sell their home, has revealed that Navarre Beach real estate market looks very positive in 2016.

Experts predict that the community will be a much different place in 2-3 years. There’s a 161-room beachfront being constructed for Marriott Springhill Suites and is set to open in the spring of 2017. Another local hotel is also under way.

In Navarre Beach, the developments are not limited to new businesses. New homes are also popping up throughout the area. Once overlooked as a Panhandle tourist destination, the horizon is changing for Navarre Beach and more and more visitors are discovering the beauty the awaits them in this quiet stretch of Barrier Island.

But while developments are certainly rising in the area, locals and developers don’t see it comparing to Pensacola Beach anytime soon. It remains an ideal location for people who only want to enjoy the beach and the water, and it offers a much different feel from Destin or Pensacola Beach.

There is an influx of tourists not just from the traditional Louisiana and Texas markets, but also from Atlanta, Missouri, North and South Carolina, and Tennessee. This has led to a steady growth in bed tax collections from rentals and a lot of people are now considering buying real estate here that they can then turn into rental income.

The Scott Gregory Team, who are also an expert in Pace Florida Real estate and Cantonment Real estate sees a lot of potential in Navarre Beach for homebuyers and investors. The interest coming from new places continues to trigger a steady increase in property values here and the numbers are only going to rise in the coming years.

Lauren Watson, who rented a property here for a week hopes the atmosphere doesn’t change too much in Navarre Beach. “I love it here. My whole family really had so much fun and will continue to come back every summer.”

What You Need So You Can Be Pre-Approved for a Mortgage

Shopping for a home is a wonderful experience but if you’re serious about purchasing Pensacola FL real estate, you need to begin the process in a lender’s office. Potential buyers can really benefit by consulting with a lender and getting a pre-approval letter before you go to an open house.

To start with, you’ll be able to discuss your loan options with the lender. In addition, your lender will also be able to check your credit rating and inform you if there are any problems. And that’s not all. You’ll also be informed about the maximum amount you can loan so you’ll know exactly how much you can afford to buy when shopping for Pensacola or Gulf Breeze FL real estate.

Knowing the Difference Between Pre-Qualification and Pre-Approval

You may be a bit confused of these two terms. A mortgage pre-qualification is helpful because it can provide you with an estimate as to how much you can afford to buy. On the other hand, a mortgage pre-approval means your credit has already been checked by a lender and they have verified your documentation and approved a specific loan amount. Take note that this pre-approval is only good for 90 days and the final approval will only happen when you have the appraisal and you have actually applied a loan to a particular real estate.

The following are the requirements you need to complete before you seek a mortgage pre-approval:

1. Proof of income
You should prepare your W2 statements for the past 2 years, as well as your pay slips to show that you are actually earning money now. If you have proof of additional income such as bonuses or an alimony, you need to furnish the lender with these documents as well.

2. Proof of assets
Present the lender with investment account statements and bank statements to show that you have money for the down payment and closing expenses. You should also have proof of cash reserves.

3. Good credit standing
A lot of lenders today reserve the lowest interest rates for those with a high credit score (at least 740). If you have a low score, you may need to set aside a higher down payment.

4. Employment verification
Even if you show the lender your pay stubs, they may still ask you to provide your employer’s information so they can call them and verify that you are still employed. Lenders would only lend money to those with stable employment and those who are self employed should provide a lot of additional paperwork.

5. Other documents
Your lender will need to have a copy of your social security number and driver’s license. They will also need your permission to check your credit report.

Whether you are planning to buy Pensacola or Fort Walton Beach Real estate, getting a mortgage pre-approval will work to your advantage.
